Fantastic Cher!  I know it will be nice to get your freeloader tenant out of there and get some money for the trailer.  I agree with Tom. Be careful.  We get the "when I get my income tax refund" story a lot -- we learned the hard way that some people never seem to get them.  Just exhibit caution.
